"As bars, restaurants and music venues reopen, the appeal of the downtown lifestyle is overcoming the COVID-induced aversion to high-density living." "The downtown market recovery has been remarkable, fueled by strong demand from (new) and existing tenants who are returning to the downtown area," Heimsath said. They said financing is in place, but declined to identify the lender. Ryan and Tishman Speyer, whose portfolio includes Rockefeller Center and Yankee Stadium, declined to release a cost for the project. Nooshin Felsenthal, Tishman Speyer's managing director, said 321 West "will act as a magnet for the companies and residents who continue to flock to Austin from the nation’s coastal gateway cities." The area where the 321 West tower is planned is a hot spot for employers, apartment dwellers and condo residents as well as entertainment venues and other draws. More than 300 restaurants, bars and shops are currently within four blocks of 321 West, its developers said. Since 2016, more than 500 companies have relocated to or expanded in Austin, which now has more than 7,000 high-tech companies, Tishman Speyer and Ryan Companies said. 'A comfy blanket draped over the sofa invites you to sit and relax. I love giving my home a cozy fall feel by adding fluffy throw pillows in colors like mustard, burgundy and sage.' Says Dori Turner of ' This Full Life'. 'Fall is such a wonderful time of the year with the cooler weather and rich colors. ![]() ![]() 'It's never too early to start decorating for the fall season, much like drinking a pumpkin spice latte! Even though the weather might still be a bit warmer, adding fall vibes to your home helps you to embrace the coming season,' says Lauren Lerner, founder and principal designer of Living with Lolo. While if you're planting out fall container flowers or hanging baskets, you might want to get a head start to ensure they are in full bloom when fall is in full swing. Plus, once the leaves turn brown and those pinecones start to drop, you've got more decorations for free. Generally speaking it can be best to introduce fall-inspired decorations, inside and outside of the house too like on your front porch, when the seasons change. It's hard to contain the fun of the season. We start putting fall decor out as early as the end of August. Don't forget the scent! Grab a great fall candle or room spray to really bring it all together,' says Jessica Davis, founder and principal designer of JL Design. 'Bring in the warmth! Be sure to shop around too on eBay and Facebook market place where you'll be able to pick up wicker items galore and more home goods that are full of texture. You don't need to go overboard and that's the key to keeping your fall decor ideas budget-friendly too! Sit an assortment of LED candles at differing heights next to your pumpkin lights, positioning a large pumpkin within the middle as a focal point of your seasonal set-up.' ![]() The excellent lacing system, which has been a signature feature of the Quest line dating back to the original, plays a big role in its performance on rough trails. In short, the Quest may be overkill on a casual, short-mileage weekend trip, but it was the ideal pairing for the technical terrain we were hiking in Patagonia. The semi-stiff structure does a great job holding your feet in place without feeling restrictive like a mountaineering boot, and time and again I was impressed with how easy it was to trust my footing when carrying a heavy load on loose, rocky ground. The collar sits higher over the ankle than a standard mid-height boot like the Merrell Moab 2 or Keen Targhee III, but it’s the solid support that sets it apart. One of the main reasons to upgrade to the Quest over a lightweight hiking boot or shoe is its stable feel. And importantly with this tread design, the lugs have not shown any signs of excessive wear. The Huemul Circuit is about as demanding and varied as it gets, and I can’t remember one misstep across rock-covered glaciers, up steep passes with hairy and loose descents, and numerous creek crossings (at least the ones shallow enough to keep my boots on). Having worn the older Quest 4D 2s extensively over the last few years, I didn’t have major complaints with the traction, but the 3s do seem to have a little more bite on steep sections, and especially on wet surfaces (likely due to the more pliable rubber). The old wave-like look and stiff rubber compound has been replaced with better spacing to avoid caking up in mud, along with a softer Contagrip rubber. Visually, the Salomon Quest 4D 3 and its predecessor are very similar when upright, but flip them over and you see that Salomon completely redesigned the outsole. ![]() But for demanding trails and those who want the support, the Quest is worth the additional ounces. If you’re in the market for a lighter and more flexible boot, we recommend the Salomon X Ultra 3 Mid GTX (1 lb. But I think the weight is well-spent with a tall ankle height, burly protection, and class-leading support and comfort. 6.4 oz.) both considerably undercut the Salomon. 7 oz.) and Scarpa Zodiac Plus GTX (2 lbs. For instance, competitors like the Lowa Renegade GTX Mid (2 lbs. And even within the sturdy backpacking-ready category, the Quest falls a little on the heavy side. It’s difficult to pinpoint the source of the improvement-the forefoot is a little more flexible than the old boot taking some of the sting out of each step, and the outsole’s rubber compound also has more “give”-but Salomon seems to have turned this old nitpick into a non-issue.Īt 2 pounds 13.8 ounces for a pair of men’s size 9s (just 0.6 ounces heavier than its listed weight), the Salomon Quest 4D 3 is almost exactly the same weight as the previous model (this bucks the trend in hiking footwear of always going lighter). But after a strenuous four-day trek in the 4D 3 in precisely that situation, I’m confident in saying the newer hiking boot does a better job isolating your feet from the ground. One of my few complaints with the old Quest 4D 2 was that the moderately thin construction underfoot would leave me with sore feet after long days on rocky trails when carrying a heavy pack. It’s stiff enough that I wouldn’t recommend taking it for a long trek straight out the box, but with only a few short hikes under my belt before starting the Huemul Circuit, it had loosened up enough to be fitting like a glove. The high collar and solid lacing system hold your foot and ankle snugly in place, but generous padding around the ankle and along the boot’s tongue make it very comfortable. When putting on the Salomon Quest 4D 3 GTX, it’s immediately apparent that this is a serious boot. To see how it stacks up to the competition, see our article on the best hiking boots. Below we break down our experiences with the Quest 4D 3 GTX. The Quest is solidly made, provides fantastic support and protection for challenging trails, and retains the aggressive stance and nimble feel of previous generations. We put the boot to the test while backpacking the rugged Huemul Circuit in Patagonia and found it to be the perfect tool for the job. Salomon’s Quest 4D boot has headlined their backpacking lineup for years, and it remains a solid all-around performer in today’s market. ![]() The sound and the movement of typewriter parts like type hammer, carriage, and carriage return lever are reproduced in the app as realistically as possible. There also isn't a real "auto-save" feature, so you'll have to save it manually yourself if you want to keep your progress. I would like to see Auto-Correct as an option in OmmWriter. This means that while I'm trying to get used to the keyboard, I am also being slowed down with typos. My biggest gripe though, is that it seems that Auto-Correct is not enabled while in OmmWriter, and I cannot find a way to enable it. Though I do admit, the keyboard does take some time getting used to since we've all probably grown accustomed to the standard iPad keyboard. I have used OmmWriter on my Mac, and I must say that the transition from Mac to iPad is great. Underneath the various buttons, you'll see "QWERTY" and some arrows left and right. This is how you access the settings of OmmWriter. You'll notice that there is a button on the keyboard with a wrench. Now, we're all probably used to the QWERTY layout, but OmmWriter supports two different layouts as well. The keyboard can also be adjusted to wherever you'd like it to be by dragging it from the top. It's transparent and adds to the calming experience of writing in OmmWriter. It also only appears in landscape mode, which is the preferred way to type on the iPad anyway. The keyboard used in OmmWriter is not the standard iPad keyboard, but rather a custom one that the developers created to compliment the entire experience of using the app. All other distractions are pushed out, including the status bar. OmmWriter launches into full-screen mode on your iPad immediately. ![]() □ Variations On Peach CobblerĪnother reason why I love this one: you can modify it to suit whatever fruit you’ve got on hand. Both buttery, both sweet, but a very different texture sensation.Īs Culture Trip says, “Cobblers were never meant to be pretty.” But we’d beg to differ when we see those beautiful golden peaches. Crisp has more of a crumble to it and is typically made with oats and brown sugar, while cobbler has more of a biscuity/cake topping. In short, it all comes down to the texture and ingredients. But cobbler? Oooooh boy that’s a whole other level of buttery, crispy goodness. Here in the Midwest, we’re more “crisp” people ( apple crisp, blueberry crisp, raspberry crisp, any and all crisp). You can also cube your peaches, but I like the wedge shape better visually and texturally. But if you want to peel them, it’s your choice, friend! One method is as follows: 1) Boil your peaches for just a few minutes 2) Add them to an ice bath and 3) Peel!Īs far as slicing them, peeled or unpeeled, I prefer to slice them into wedges pretty thinly so they lay on top of each other more evenly and get that nice thick, jammy consistency. Honestly, the peels don’t bother me and I can’t be bothered to go through the work of peeling them because of that. I DO NOT PEEL MY PEACHES FOR PEACH COBBLER.
